What is your property management fee?

Our management fee is a flat fee of $75. This applies to new clients only. The Special rate of $75 will last throughout the life of the contract. Very aggressive! Most management companies charge around 10% of the monthly rent.

Does On Q Property Management offer leasing only?

Yes, we offer tenant placement services, which include advertisement of property and tenant screening

Does On Q Property Management charge a contract cancellation fee?

No, we are that confident in our services! This keeps us on our toes; constantly striving for enhanced services. We only require a 30-day written notice.

Do I pay any up front cost?

Yes, only $199.00 up front for marketing.

Does On Q Property Management screen each tenant?

Yes, we screen all tenants that over 18 years old before placing them in your property. This includes a credit and criminal report, verifying employment, talking to previous landlords, and a short interview the potential tenants.

How much does On Q Property Management charge to lease my rental property?

Yes, only $399.00 for lease negotiations.

How soon will I get my monthly statement and check?

Before the 15th day of the month, the monies will be direct deposited into your account. The monthly statements will be sent by email or can be seen on our secure website by logging in to you account.

What do I need to do to get started?

That is easy! Simply give us a call, or fill out the form on the “Contact Us”, and we will contact you within 20 minutes. We can start today!

Will On Q Property Management notify me of any major repairs?

Yes, we will notify the property owner of all major repairs by phone or email.

How much can I lease my property for?

We offer a free no obligation market analysis. Market analysis provides average market rents in your area. We will need property details, which include year built, size, and the property address.

Does On Q Property Management handle evictions?

Yes, no need to hire an attorney and we will go to court in your behalf.

Is the tenant responsible for any repairs?

Yes, tenants are responsible for all damages caused by tenant or invited guest.

Who handles the middle-of-the-night calls?

We do! We are on call 24 hours a day. Why worry you? That is why you hired us! Most emergencies are prioritized and often can wait until the next day.

Does On Q Property Management inspect my property to make sure my tenants are taking care of my property?

Yes! we perform move-out inspections; we will have the report emailed to you and the tenant. We also perform routine inspection every 6 months. Keeping a close eye on your property is our priority!
