<h2>Step 1. Free Professional Consultation</h2>
<ul>
<li>On Q will check the condition and note the upgrades of the property</li>
<li>On Q will talk with home owner about what needs to be done prior to marketing the property for rent</li>
<li>On Q will review rental comps in the area that have been rented over the past year</li>
<li>On Q will give an educated per month rental amount to the home owner</li>
</ul>
<h2>Step 2. Signing on with On Q&#8217;s Automated Systems</h2>
<ul>
<li>Within 48 hours: The Property Manager will call the home owner to introduce themselves and finalize the paperwork</li>
<li>Within 48 hours: On Q will coordinate any maintenance, cleaning, or carpet cleaning at discounted rates. (If needed)</li>
<li>Within 48 hours: On Q will email you a user name and password to your 24/7 OWNERS PORTAL.</li>
<li>Update contact information</li>
<li>Real-Time threaded conversations with property managers with email alerts</li>
<li>View and approve work orders</li>
<li>View bills and attached invoices</li>
<li>Access owner statements</li>
<li>Make electronic contributions to the portfolio balance</li>
<li>Run real-time reports</li>
<li>Access shared documents</li>
<li>Within 48 hours: On Q will put a lock box on the property.</li>
<li>Within the first five days: On Q will upload the home owners signed agreement to their PORTAL</li>
</ul>
<h2>Step 3. On Q&#8217;s Dynamic Rental Marketing</h2>
<ul>
<li>Within 48 hours: On Q will put up a sign.</li>
<li>Within 48 hours of the property being rent-ready: On Q will take up to 40 pictures of your property</li>
<li>Within 48 hours of the property being rent-ready: On Q will begin marketing your property on over 100 websites including craigslist once per week.</li>
<li>Each week until your property is rented: On Q will call the home owner to discuss the properties showings, rental status, and feedback from potential tenants</li>
</ul>
<h2>Step 4. On Q&#8217;s Tenant Screening Guarantee</h2>
<ul>
<li>On Q will run credit and criminal background checks on all potential tenants at no charge to the home owner</li>
<li>On Q will get a proof of income/employment</li>
<li>On Q will contact the tenants past landlord to check their payment history and the condition of the property when they moved</li>
<li>On Q will interview the tenant to see if they have pets, special requests, and finalize the move-in date and rental amount</li>
<li>On Q will call the home owner with this information. The home owner has the option to except or deny the tenant</li>
</ul>
<p>**On Q will guarantee that all approved tenants will pay rent for a minimum of 90 or we will re-rent the property for FREE (no marketing or leasing fee will be charged)**<br />

<h2>Step 5. On Q&#8217;s Automation</h2>
<ul>
<li>On Q will call the home owner every six months to see if they would like a routine inspection report of their property</li>
<li>Whenever rent is paid: On Q will send you an automated email showing the amount of rent paid by the tenant</li>
<li>On the forth day of each month (if rent has not been paid)Q will send an automated email letting you know that rent is late.</li>
<li>On the fifth day of the month (if rent has not been paid): On Q will send an automated email letting you know we have sent out a five day notice</li>
<li>On Q will help you through the evection process in the unlikely event that it becomes necessary</li>
<li>Before the 15th day of the month: On Q will direct deposit the rents into the owners bank account and post &#8216;The Owners Statement&#8217; to the owners PORTAL</li>
</ul>
<h2>Step 6. On Q&#8217;s Move-Out Process 30 day Move-Out Notice Received</h2>
<ul>
<li>Within 48 hours of receiving the 30 day notice: On Q will notify the home owner</li>
<li>Within 48 hours of receiving the 30 day notice: On Q will move the property back to Stage 3 and get the property re-rented as soon as possible</li>
<li>30 days after receiving the 30 day notice: Preform the move-out inspection</li>
<li>30-32 days after receiving the 30 day notice: Schedule any maintenance or cleaning needed</li>
<li>45 days after receiving the 30 day notice: Send a detailed accounting of security deposits to the tenant</li>
</ul>
